With more businesses opening in South Tyler, the City is extending and renaming Settlers Landing Drive to improve access and support growth in the area. The future Bass Pro Way will connect South Broadway Avenue to Cumberland Village and Centennial Drive, making it easier for drivers to reach the new Bass Pro Outdoor World location and nearby businesses.

To help spur development in The Village at Cumberland Park and Bass Pro area, the City determined that extending Settlers Landing from where it currently ends behind Bass Pro to South Broadway would improve traffic flow and open opportunities for new development. The extension also played a key role in attracting Bass Pro Outdoor World to build in Tyler.

Bass Pro Way will be constructed as a four-lane divided roadway. As part of the project, Tyler Water Utilities will remove a dead-end water main in the area and loop it to improve service reliability. The sewer system will be extended to tie into the existing system, and stormwater improvements will be made to support long-term infrastructure needs.

The project also includes extending Centennial Parkway from the future Bass Pro Way (Settlers Landing) intersection 350 feet south of a City-owned property to provide direct access to that site. The total project cost is $1,176,983.40, funded through the Half Cent Sales Tax Fund for the roadway extension, Tyler Water Utilities for water and sanitary sewer infrastructure, and an escrow account from the Wayfare at Cumberland Park housing addition for the Centennial Parkway extension. Fritcher Construction is serving as the project contractor.

In July 2024, the Tyler City Council approved an agreement with Bass Pro Outdoor World to develop economic and infrastructure resources for the area. Bass Pro opened its 77,000-square-foot location on Market Square Boulevard in April 2025.

As part of the agreement, Bass Pro will receive a sales tax rebate if it meets these performance criteria: $22 million in sales during its first year and 2% annual sales growth for seven years. The rebate is capped at $1.5 million over seven years. The agreement also included a $1.7 million investment from the Half Cent Sales Tax Fund for road access improvements, further enhancing the shopping experience for residents and visitors.

Bass Pro, a leading national outdoor gear and apparel retailer, invested millions to expand into Tyler and committed to creating 90 new permanent jobs with an average salary of $45,000.

This partnership strengthens Tyler’s position as a premier retail destination and shows the City Council’s commitment to leveraging commercial opportunities to improve infrastructure, increase tourism, and boost the local economy.
